How buying a home through MHA actually works
No mystery, no runaround. Here is the sequence, what MHA does as the dealership, and what your own independent professionals handle on the site.

Tell us about the project
Strategy, county, land status, how many homes and your timeline. We use this to tell you quickly whether manufactured housing fits what you're trying to do — and to flag anything that could affect the project, like access, zoning or utilities, so you can evaluate it with the right local professionals.

Find homes that fit
We help narrow the available floor plans to homes that match your rent expectations, your site requirements and your budget. Single-wide vs. double-wide, bedroom count, dimensions and options all change the economics, so we walk that decision with you rather than handing you a brochure.

Analyze the numbers
Use the project calculator to model the home cost, the site-specific costs you gather from your own providers, your operating assumptions and the resulting investment economics.

Tell us about your project
Share the home you're considering, available factory options, quantity, delivery location and timeline. Homes are built to order, and published pricing covers the home and standard delivery, not your site work or installation.

Place the order
A deposit confirms the order and the specification. Options are locked at this stage so the home arrives configured the way your project needs it.

Move toward delivery
Once the home is ordered and the site is ready, delivery is coordinated with the appropriate transportation and installation professionals, and we keep you informed on the build schedule.

MHA is a manufactured-home dealership. Site work, installation and set, foundation, septic, utilities, driveway, permits and land work are arranged by the customer with independent professionals. We can recommend providers when it helps, but they work for you and MHA is not responsible for their work.
Timelines depend on the manufacturer's current build schedule, your site condition and local permitting. We give you the current expected schedule for your specific order rather than a generic promise.
